Elivia Homes’ latest flagship site acquired in Hertfordshire

Premium regional housebuilder Elivia Homes has exchanged contracts on its latest flagship site at St Ippolyts, Hertfordshire, where it will deliver 84 new homes.

 

The exchange of the land north of Pound Farm at London Road will see Elivia build a range of two to five-bedroom terraced, semi-detached and detached properties, plus further homes and apartments available as affordable housing. The purchase of this land follows a hybrid planning application granted by North Herts Council, with detailed permission granted for 36 dwellings and outline consent for 48 dwellings. Planning success was achieved by Elivia’s land team and partners, through close collaboration with the local authority and vendor.

 

The new development will incorporate open space with a central square featuring tree-planting, and green areas to the rear of the development, including a play area for residents to enjoy. Access to the site will be via the creation of a new roundabout at the junction with London Road, enhancing safety on the main road.

 

Each home has been thoughtfully-designed to reflect the local architectural style and will feature Elivia Homes’ high-quality materials and specifications, including quartz worktops, Bosch appliances and wine coolers. Properties incorporate the latest green technologies, including sustainably sourced timber-frame construction, Speedeck foundations requiring less concrete and steel, superior levels of insulation, air source heat pumps, sustainable drainage solutions and electric vehicle charging points. 

 

As well as much-needed affordable homes, Elivia will make a contribution of £2.4m towards wider community facilities within the North Herts district as part of the Section 106 agreement.

Work is expected to start on site later this year, with customers able to reserve their dream homes from next summer.
