Elivia Homes Acquires Development Land at Scotland Lane, Haslemere

Premium regional homebuilder Elivia Homes has announced that it will be delivering 50 new homes off Scotland Lane in Haslemere following the acquisition of the site from landowners Redwood (South West) Ltd. Elivia will be creating a bespoke development of traditional, high quality and energy efficient homes set amongst green open space, in line with the detailed planning permission already in place.

This Elivia Homes development will consist of private and affordable properties ranging from one-bedroom apartments to five-bedroom family homes. It marks the first stage in opening-up for public use a significant part of the privately owned Red Court Estate on the southern edge of Haslemere, which links to existing footpaths at the foot of the South Downs. The vision is for a highly sustainable, vibrant and attractive community within a parkland setting for both future residents and the wider community to enjoy.

The new homes have been designed by the renowned ADAM Architecture to reflect the character of the local area and combine traditional materials and finishes with exemplary levels of energy efficiency. A variety of architectural styles will create a vibrant and attractive development, all influenced by the heritage of Haslemere, from simple Surrey vernacular and Arts and Craft to the more Classical Georgian form.  All properties will feature an air-source heat pump, superior levels of insulation and an EV charging point. The development will also provide an electric cycle hub with five e-bikes available for residents’ use.

The new development will deliver significant biodiversity net gain. 40 per cent of the site will be allocated to green open space and high-quality landscaping and provisions have been made to protect and encourage local wildlife through built-in bat roosts, bird boxes and hedgehog fences. A new 2.3km linear path will also be created through previously inaccessible woodland and fields adjoining the site.

As part of the development, a pedestrian improvement scheme will provide a safe route from the site to Haslemere Town Centre which will also benefit the wider community.

Elivia Homes is an award-winning homebuilder focused on design-led and sustainable developments in aspirational locations across the South-East. Chris Chiles, CEO, comments: “We are delighted to have acquired the first phase at Scotland Park for what will be a flagship development for Elivia Homes. Our sensitive and bespoke approach to development means we are well placed to deliver a high-quality scheme that is in keeping with the local area, provides much needed new homes and provides greater accessibility to attractive parkland for both existing and future residents. We will be developing the site in line with the current planning permission, building homes that are highly efficient, incorporate green energy solutions and encourage low carbon travel.

“We plan to break ground in the spring and will ensure an open and regular dialogue with local residents and the wider community as work progresses.”

A spokesperson for Redwood (South West) Ltd, said: “We are delighted to have Elivia Homes on board as we share the same values and belief in building for the future. Elivia Homes has exacting standards and tremendous expertise in traditional building techniques which are important attributes for realising this exemplar scheme.

“We believe Phase One will set a benchmark for future community living projects because of its high-end design and sustainability. Considerable care has been taken researching the architecture and character of the area so that Scotland Park reflects the local house styles and materials. Elivia Homes have committed to delivering the 15 affordable homes and to not dumbing down the design code.

“Sustainability has been our over-arching principle which is ever more critical in today’s climate. ADAM Architecture, guided by UK experts in sustainability Engain, have designed the highly energy-efficient homes, including the 15 affordable homes. These will all exceed Waverley Borough Council’s current building regulation standards.”

Scotland Park provides a highly sustainable location within walking and cycling distance of a range of local facilities including a supermarket, shops, a GP surgery, pubs and restaurants, schools and leisure facilities. The development is accessible to local bus routes and is less than 1.5km from Haslemere train station, which offers regular connections on the South Western network between London and Portsmouth.

Elivia Homes expects to start on site in March 2023, with a showhome and sales launch in the autumn and the first residents set to move in early 2024.
